The Amapas region is on the outskirts of Puerto Vallarta and was one of the first places in the city to feel the boom of real estate and tourism. Located just south of downtown Puerto Vallarta on Highway 200, Amapas Real Estate began as a residential area for American ex-pats because of its beautiful hilltop views of Banderas Bay. Due to the sudden influx of foreigners, this residential development became known as Gringo Gulch. Today, this upscale residential neighborhood is divided by the Highway 200 South into an upper and a lower section.
Amapas is located next to Vallarta’s Emiliano Zapata Colonia (also known as Olas Altas or the Zona Romantica) south of the Rio Cuale, where you’ll find many fine restaurants, art galleries, and coffee shops as well as shopping and other attractions.
The mid- to high-end Real Estate luxury homes and condos of in the upper part of Amapas still offer some of the best views in Banderas Bay. This exclusive part of the city is less crowded with fewer tourists than can be found in areas closer to the beach. Although Upper Amapas is still within a reasonable walking distance to the beach, many prefer navigating its steep, winding roads by car. If you enjoy spectacular views, privacy and don’t mind climbing a few steps or navigating steep roads, this part of town is for you. However, if you prefer to be within walking distance and have easy access to the small, sandy beaches, the lower section of Amapas is a better choice.
Amapas Real Estate tends to be expensive, but the popularity of the area and its proximity to the downtown core makes for a strong rental market and a good return on investment.
