Puerto Vallarta is a beautiful area bordered by majestic mountains and the warm waters of the southern Pacific Ocean. Q. What are real estate prices like?
A. Real estate prices in Puerto Vallarta vary greatly. Just like Canada or the US, prices depend on amenities, square footage, views, quality of construction and so on. On the water in Puerto Vallarta or Nuevo Vallarta, prices are typically $400 + per square foot (usually $400,000 + for a new condo), but great deals can be found just 20 – 25 minutes North in the charming towns of Bucerias or La Cruz de Huanacaxtle, great little communities that are still close to everything for $200 per square foot or less. If you head inland 20 minutes to the areas of Valle Dorado, you can get a small 2 bedroom house in a Mexican community with no views for as low as $50,000.
Q. What is the crime rate like? How helpful are the police to local residents and foreign residents?
A. Crime rates throughout the Riviera Nayarit are the lowest of the entire country and most of the violence you may have seen on TV or read about in the paper is confined to areas adjacent to the US border. Mexico has many levels of Police, including a special branch of the state police specifically designed to protect foreign residents and visitors.
Q. How do the local residents treat foreign visitors and residents?
A. Family and community are very important parts of the Mexican culture. You will find the people of the Riviera Nayarit welcoming and willing to go the extra mile to help in any way they can.
Q. What is there to do around Puerto Vallarta?
LAND ACTIVITIES. There are many world class golf courses nearby designed by Jack Nicklaus, Tom Weiskopf, and Robert von Hagge. (Punta De Mita, a short drive from our properties, boasts Signature Series Jack Nicklaus’s golf courses – most exclusive in the world). Vallarta is now a major tennis destination with a growing number of clubs, lessons, workshops and tournaments. Bird Watching, nature walks, hot air balloon rides, salsa dancing, canopy zip lines, numerous art galleries along with a brand new theater in Puerto Vallarta are some of the many activities you may enjoy.
WATER ACTIVITIES. If you are looking for water sports…you have found the place! Swimming, snorkeling, parasailing, windsurfing, jet skiing, scuba diving, kayaking, sailing, whale watching, sports fishing, and great scuba diving are plentiful (some of best dive sites are Los Arcos, Playa Las Animas, Punta Mita, and Islas Marietas…which is located 1 hour boat ride from Puerto Vallarta). PV is home to the annual Puerto Vallarta International Sailfish and Marlin Fishing Tournament, and the region is established as an anglers’ paradise. Type of fish that inhabit the area: marlin, sailfish, dorado (Mahi-Mahi), and snapper. Also, the bay is home to humpback whales that migrate through our waters from December through March. Surfers around the world come to San Francisco/San Pancho 50 kilometers north of PV, and Sayulita 35 kilometers north of the airport. Punta Mita is also a great place to surf.
Q. Is development controlled and managed in the area?
A. The Mexican government has strict building codes that developers must obey. All growth in the Riviera Nayarit is controlled to ensure that the area is never to be overbuilt. A representative of the Mexican government will explain this in detail at the Royal Club Real Estate Event.
Q. What are the local investment opportunities?
A. Current investors in the area have realized exceptional returns and the Riviera Nayarit area of Mexico (just outside of Puerto Vallarta) is still undervalued when compared to resort areas such as Cancun and Los Cabos.
Q. Is the banking system safe and reliable? Can money brought into the country be taken back out again?
